Rough Carpentry, Framing and Millwork Takeoff Services
Framing quantities are only useful if they come out in the units a lumber yard quotes. We take off framing member by member — studs at their actual spacing, plates by run, joists and rafters by span — and report both piece counts by length and a board-foot total, so the same sheet works for ordering material and for estimating labour.
What we count on a Wood & Framing takeoff
- Wall framing: studs at the spacing shown, plus top and bottom plates, headers, king and jack studs, blocking and bracing
- Floor framing: joists, rim board, beams, posts, hangers and bridging by size and span
- Roof framing: rafters, trusses, ridge, hips, valleys and ceiling joists counted by member
- Sheathing and subfloor by area, separated by thickness and by wall/floor/roof application
- Pressure-treated and fire-retardant-treated material broken out from standard lumber
- Finish carpentry and millwork: casework by linear foot, trim, base, casing, shelving and countertops
- Fasteners, hangers, straps and connectors counted by type where the drawings specify them
What you receive
A lumber summary organised by member size and length so it can go straight to a supplier for pricing, alongside an assembly-level breakdown by wall type and level for labour. Millwork and casework are on a separate tab, counted by unit and linear foot.
How we handle Wood & Framing scope
- Waste is NOT baked into the quantities. Each material line reports the measured quantity; apply your own waste factor, because yours is better than any default we could pick.
- Treated lumber is always separated — mixing it into the general lumber line is a real cost error on anything with sill plates or exterior decks.
- Engineered lumber (LVL, PSL, I-joists) is called out by the manufacturer designation shown, not converted to nominal dimension lumber.
