Specialties, Equipment and Special Construction Takeoff Services
Divisions 10 through 14 are the scopes that get skipped. They are low-volume, they are scattered across the drawings instead of collected on one sheet, and they are individually small — which is exactly why they add up to a real number on an institutional or healthcare project. We count them room by room off the plans and the specification, so nothing is missed for being unglamorous.
What we count on a Specialties & Equipment takeoff
- Toilet partitions, accessories and grab bars counted by fixture and by room
- Signage counted by type against the signage schedule, including room identification and code-required signage
- Lockers, shelving, corner guards, wall protection and entrance mats
- Fire extinguishers and cabinets, defibrillator cabinets, and other recessed specialties
- Kitchen and food-service equipment, laboratory equipment and appliances counted by tag
- Casework and countertops by linear foot and unit, split by base, wall and tall units
- Window treatments, furnishings and fixed seating where they are in the contract
- Special construction: pre-engineered structures, pools, saunas, radiation shielding
- Conveying equipment: elevators, lifts and escalators counted by unit with stops, capacity and speed noted
What you receive
A consolidated specialties tab organised by division and by room, with each item carrying the sheet and specification section it came from, plus a separate equipment schedule for tagged items so owner-furnished and contractor-furnished can be split.
How we handle Specialties & Equipment scope
- Owner-furnished / contractor-installed items are identified and kept on their own lines. Getting this boundary wrong is the single most common cost error in Divisions 11 and 12.
- Elevators are counted as units with their scheduled parameters, not quantified in materials — they are bought as a package and priced by the manufacturer.
- Where the specification lists a specialty the drawings never show, it is listed as a quantity of unknown rather than dropped.
