What we count on a Openings takeoff

• ✓ Doors counted by mark, type, material, size, fire rating and label
• ✓ Frames counted separately from doors — different supplier, different lead time, and they do not always match one to one

• ✓ Windows by mark, type and size, with glazing area calculated per unit

What you receive

An opening-by-opening schedule keyed to your door and window marks, with a summary by type and rating, and an explicit exceptions list of every discrepancy found between the plans and the schedules.

How we handle Openings scope

• The reconciliation list is the point. On a typical institutional set it finds between five and twenty mismatches, and each one is a real cost that lands on whoever missed it.
• Fire-rated openings are called out with their rating because the label drives both the door and the frame cost significantly.
• Hardware is counted by set, not by piece. Piece-level hardware pricing needs the finish hardware supplier schedule, which is a post-award document.
