General Contractor Quantity Takeoff Services
A general contractor bidding a full building needs one takeoff that reconciles across every division, not eighteen subcontractor takeoffs that each assume a different scope boundary. We prepare the whole set from the same drawings, so the slab quantity the concrete line reports is the slab the finishes line covers, and the scope gaps between divisions are visible before they turn into change orders.
What we count on a General Contracting takeoff
- Every division from 00 through 33 in one workbook, with a division summary sheet on top
- Sitework, structure, envelope and interior quantities reconciled against the same floor plans
- General requirements and general conditions items pulled from Division 01 so they are priced, not absorbed
- Existing-conditions and demolition scope separated from new work
- Scope-gap flags where a drawing shows work no specification section covers
- Alternates and unit-price items broken out so each can be priced independently
What you receive
One Excel workbook, one tab per CSI division plus a rolled-up summary, every line carrying the sheet number and detail it came from. Alternates and unit-price items sit on their own tabs so you can move them in and out of the base bid without re-adding anything.
How we handle General Contracting scope
- We read the addenda. A GC set that has been through three addenda is a different building from the one in the original issue, and quantities that ignore that are worse than no quantities.
- Division 01 allowances and owner-furnished items are listed even when they carry no quantity, so nothing gets priced twice or missed entirely.
- Where the architectural and structural sets disagree, we quantify what the drawings show and flag the conflict rather than silently choosing one.
