MEP Takeoff Services — Mechanical, Electrical and Plumbing

MEP is four trades that share a set of drawings and almost nothing else. We take each off in the terms its own subcontractors buy in — ductwork by size and weight, pipe by size and material, conduit and wire by run, sprinkler heads by count and coverage — and keep the equipment schedules intact rather than collapsing them into a single equipment count.

What we count on a MEP takeoff

  • Mechanical: air handlers, rooftop units, fans, VAV boxes, pumps and boilers counted by tag against the equipment schedule
  • Ductwork by size and length with fittings counted, reported as linear feet and as sheet metal weight by gauge
  • Grilles, registers, diffusers and dampers counted by type and size
  • Plumbing fixtures counted by type and tag, with carriers and trim noted
  • Domestic water, sanitary, vent and storm piping by size, material and run length, with fittings and valves counted
  • Electrical: panels, switchgear, transformers and disconnects by tag
  • Lighting fixtures counted by type against the fixture schedule, with controls and occupancy sensors
  • Devices — receptacles, switches, data outlets — counted by room
  • Feeders and branch circuits by conductor size and run, with conduit by size and length
  • Fire protection: sprinkler heads by type and coverage, mains and branch lines by size, plus valves, FDCs and standpipes

What you receive

Separate tabs for mechanical, plumbing, electrical and fire protection, each opening with the equipment or fixture schedule as it appears on the drawings and then breaking into distribution quantities. Nothing is blended across the four — they are priced by four different subcontractors and the sheet respects that.

How we handle MEP scope

  • Sprinkler head counts at bid stage are taken from the reflected ceiling plan and the specified coverage area. A hydraulically designed layout is a post-award submittal and any bid-stage count is an estimate of it.
  • Where the MEP drawings show equipment the schedules do not list, or vice versa, the discrepancy is listed. On MEP sets this is common enough to be worth checking every time.
  • Conduit and wire runs are measured along the routes shown plus vertical rises; where the drawings are diagrammatic rather than routed, that is stated on the sheet instead of being silently estimated.
  • MEP-only requests are less common than GC scopes — confirm your scope boundary with us at request time so mechanical support work does not fall between your bid and the GC bid.
