Roofing, Waterproofing and Insulation Takeoff Services
Envelope scope loses money at the edges, not in the field. A flat roof is a simple area calculation; the perimeter flashing, curbs, drains, expansion joints and penetrations around it are where the labour is, and they are the first thing a fast takeoff drops. We quantify the field area and then count every termination and penetration separately, which is why our roofing sheets have more lines than the drawing has roof planes.
What we count on a Thermal & Moisture / Roofing takeoff
- Roof membrane or shingle area by system, split by roof plane and slope
- Insulation by area, thickness and R-value, including tapered insulation reported by system area
- Cover board, vapour retarder and air barrier as separate layers rather than a single roof assembly
- Perimeter and base flashing, counterflashing, coping, gravel stop and drip edge by linear foot
- Curbs, drains, scuppers, vents, pipe penetrations and equipment supports counted individually
- Below-grade and horizontal waterproofing, dampproofing and protection board by area
- Siding, cladding, soffit, fascia and exterior trim by area and linear foot
- Joint sealants, expansion joints and firestopping by linear foot
What you receive
One tab per envelope system — roofing, waterproofing, insulation, siding, sealants — with field area, perimeter linear feet and penetration counts kept in separate columns so labour can be loaded onto the edge work independently of the field.
How we handle Thermal & Moisture / Roofing scope
- Tapered insulation is reported as the area it covers plus the specified average thickness. A precise volume needs the manufacturer tapered layout, which does not exist at bid time.
- Every roof penetration on the mechanical and plumbing drawings is cross-checked against the roof plan — penetrations regularly appear on one and not the other.
- Warranty requirements in the specification often dictate the assembly. Where the spec calls for a manufacturer system, we quantify to that system and say so on the sheet.
