Sitework, Earthwork and Site Utilities Takeoff Services

Sitework is the scope with the widest bid spread, because cut and fill is the one quantity nobody can eyeball. We calculate earthwork volumes from the existing and proposed contours on the civil drawings and report cut, fill and net separately — a site that balances and a site that needs 4,000 yards of import are the same area on the plan and a completely different bid.

What we count on a Sitework & Earthwork takeoff

  • Cut and fill volumes from existing versus proposed grades, reported separately with the net import or export
  • Topsoil strip and stockpile, and structural excavation for foundations reported apart from mass grading
  • Paving by area and section: asphalt courses by thickness, concrete paving, base and subbase
  • Curb, gutter, sidewalk and pavement markings by linear foot and area
  • Storm, sanitary and water lines by pipe size, material and run length, with depth ranges noted
  • Structures counted individually: manholes, catch basins, inlets, valves, hydrants, cleanouts
  • Erosion and sediment control: silt fence, inlet protection, construction entrance, by linear foot and each
  • Landscaping: planting counts by species and size, sod and seed areas, irrigation zones
  • Site fencing, retaining walls, site lighting bases and site furnishings

What you receive

An earthwork summary with cut, fill and net volumes plus the assumptions behind them, and separate paving, utility and landscape tabs. Utility runs are listed line by line — from structure, to structure, size, material, length — so they can be priced against a unit-price schedule directly.

How we handle Sitework & Earthwork scope

  • Earthwork volumes are calculated from the contours shown. Shrink and swell factors are NOT applied — those are soil-specific and belong to your geotechnical report, not to our takeoff.
  • Undercut and unsuitable-material removal is quantified only where the drawings or the geotechnical report define it; otherwise it is flagged as an unquantified risk rather than guessed at.
  • Utility depths come from the invert elevations on the profiles where profiles are provided. Where they are not, the line says so.
