What we count on a Finishes & Drywall takeoff

• ✓ Metal stud and drywall partitions by area and linear foot, separated by partition type and by height
• ✓ Board layers counted per face — a one-hour rated partition is not the same board quantity as a standard one
• ✓ Ceilings by area and type: acid-etched grid, gypsum board, specialty and exposed structure
• ✓ Flooring by area and type — carpet, resilient, wood, polished concrete — reported per room
• ✓ Tile by area with base, trim, thresholds and waterproof membrane counted separately
• ✓ Paint and wall coverings by area, split by substrate and by number of coats specified
• ✓ Insulation and acoustic treatment within partitions
• ✓ Wall base, corner bead, control joints and reveals by linear foot

What you receive

A room-by-room finish matrix keyed to your room numbers and finish codes, rolling up to totals by finish type. Partition quantities are reported by partition type so each wall assembly can be priced at its own rate.

How we handle Finishes & Drywall scope

• Door and window openings are deducted from wall areas. Whether the deduction is appropriate for your labour rate is a judgement call, so gross and net areas are both shown.
• Partition heights are taken from the partition types and the reflected ceiling plan — a wall to deck and a wall to ceiling are materially different quantities and are never combined.
• Where the finish schedule and the plans disagree on a room finish, the discrepancy is listed rather than resolved silently.
